Process

Design is a process. Good design takes time and a high degree of contact with our clients. We believe that being good listeners allows us to develop strong design concepts while being adaptive and responsive to our clients needs, and desires.

Excellent management is excellent design. Excellent management means being on top of the schedule, budget, and construction process. We believe that not only should the final product be excellent, but that everyone is happy about the process that got it there. We service our clients and our projects intensely.

We are team players. The design partners are not just team leaders, but are directly involved with the entire design, production, and construction process – thinking the project through from beginning to end. We have a core structural, mechanical, and electrical engineering consultant team as well as speciality consultants we call upon when required, including green-building envelope consultants, code/zoning consultants, horticulturalists, historical restoration experts, and surveyors.

We love our work. We are excited about the work we do, and we think it shows. We look for adventurous clients that are as excited as us about the far-reaching possibilities of their project.

Services

Listed below are our standard services. Many of our commissions are for non-traditional services including exhibition installations and research. Please feel free to contact us with your proposal for a service not listed below.

The Basic Architectural Service for new and renovated architecture, small and large landscapes occurs in five standard phases. Each phase includes meetings and presentations to the clients, responding to and incorporating client input, obtaining client approvals, co-ordination of engineering and speciality consultants, and budget and schedule evaluations. The following is a brief outline of the Five Phases. A more detailed phase-by-phase scope of work is included in our fee proposals.

Phase 1: Schematic Design – Concept design and space planning
Phase 2: Design Development – Concept development, material, finishes and detail design
Phase 3: Construction Documents – Permit and construction drawings and specifications
Phase 4: Bidding and Negotiations – Obtaining and evaluating final pricing with builders and fabricators
Phase 5: Construction Contract Administration – Monitoring the progress and quality of construction, making clarifications to contractor, solving on-site design problems, evaluating payments to contractor.

Our interior design services include colour and finishes, lighting and furniture selection and layout; appliance and equipment selection and layout; furniture design, and commissioning and integrating of artwork and graphic work.
Our graphic design services include exhibition and book design, identity, and signage programs.
We can also provide many "Pre-design Services" including feasibility studies, restoration/adaptive reuse studies, master planning, zoning investigations, shadow studies, facility analysis and programme development, equipment and furniture inventories, site selection and analysis, and promotional and marketing packages.

Fees

Fee are tailored to each project, and are modelled on one of the following three types:

Basic – percentage (of construction costs) based fees are based on basic full architectural service for 5 phases of work: schematic design, design development, construction documents, bidding and negotiations, and administration of the construction phase. The percentage varies with the size and complexity of the project and includes traditional fees of structural, mechanical and electrical engineering consultants. Our fee proposals carefully outline what is included in this fee, and what is excluded and constitutes an "additional service".

Time Basis – pre-approved, per diem or hourly fees for partial or additional services; small, or unique projects; research projects; feasibility studies and other project phases where the amount of our involvement cannot be precisely anticipated in advance. Pre-approved estimated upset limits may be determined.

Fixed Fee – a lump sum fee based on a very precise list of included tasks and a fixed construction budget. A lump sum fee can cover all of the basic full service five phases, or any one phase. Our fee proposals carefully outline what is included in this fee, and what is excluded and constitutes an “additional service.”

Invoices for services and reimbursable expenses are issued at the end of each phase or monthly, whichever comes first, and are due upon receipt. Interest is charged for late receipt of payments.
Reimbursable expenses are charged at cost + 10%. A detailed list of reimbursable expenses is included in our fee proposals.
